Project financing primarily refers to the financing of construction projects for residential and commercial buildings, which are subject to sale or rental on the market.
Loans are granted to legal entities and individuals who, in accordance with the Law on Planning and Construction, participate in the construction of residential and commercial buildings, as investors or responsible contractors, and have significant references in the construction of investment facilities.
A prerequisite for obtaining this loan is that the applicant provides, in accordance with the Law, proof of ownership and complete technical documentation for the execution of construction works.
The loan beneficiary is obliged to establish a new company and participate in the entire investment with a minimum amount of 30% to 40%.
The loan is disbursed to the beneficiary successively and for the intended purpose, according to the established dynamics of withdrawal of funds, and after submitting a report, i.e. a situation verified and approved by the consultant and the bank. The client begins to repay the loan no earlier than the completion of the construction of the facility that is the subject of financing and is adjusted to the planned projection of real estate sales.
As security for the aforementioned loan, the Bank takes a pledge over the capital of the newly established company.
